Fall AC Maintenance Houston Checklist

Summer is over and Fall has arrived! That means your air conditioner’s hardest work is done for the year but just because it’s starting to cool off doesn’t mean you can just forget about your unit until Spring. Air conditioners require proper cleaning, inspection and elemental guarding for the cold seasons ahead. Taking shortcuts with your unit can result in high dollar hassles and repairs.

HVAC Prep List:
– Clean airways of mold and dust
If the ducts aren’t clean you are contaminating the airways with potentially harmful toxins that can result in poor health.

-Check quality of filters and belts
A long, hot, Texas summer puts a lot of wear and tear on a unit leading to dirty filters and worn-down belts. It is potentially dangerous to leave them in this condition all year.

-Empty drain pans and lines
Mold grows when water is left standing in your system. If your drain lines aren’t properly cleared you may have an overflow issue which can be a very expensive mess.

-Refresh condenser, condensate lines and evaporator coils
Line and coils are notorious for getting clogged with debris and coated in dust which can cause breakdowns. The longer you wait to clean it the harder it becomes to restore to its original state so it’s best to take care of this at the beginning of fall.

-Check condition of equipment
A complete inspection of all components of your system can uncover small issues that can lead to breakdowns. Replace any worn parts and make small repairs now before they cause you a major expense in the spring.

-Protect outdoor units from the elements
Even in Texas it can be important to cover any outdoor units that aren’t being used, to protect them from the harsh elements. It’s best to use a cover designed for your air conditioner, which keeps out the rain, snow and nesting pests, but also allows moisture to escape.
